House hunting in Loughborough: Myths vs facts

With upcoming changes under the Renters’ Rights Act coming into force on 1 May 2026, it’s more important than ever to understand your rights and responsibilities.  

The information below aims to clarify some of the most frequently shared myths. 

Myth 1: “You have to agree or sign straight away or you’ll lose the house.”  

Fact: High-pressure tactics are a red flag. You should always:  

  • view the property properly  
  • read the contract carefully  
  • get your contract checked before agreeing.  

A contract is legally binding once agreed, so take the time you need to make an informed decision. 

Myth 2: “All contracts are the same.”  

Fact: There is no standardised contract, so it is important to read your contract carefully and make sure you fully understand all its terms, including:   

  • rent amounts and payment schedules 
  • whether bills are included, and any utility caps or limits 
  • joint and several liability clauses 
  • conditions related to deposit deductions. 

Before agreeing, students are strongly advised to have your contract reviewed by the Student Advice and Support Service (SASS). The SASS can flag any unusual or unfair clauses, explain what you’re committing to and answer any questions you may have.  

Myth 3: “You can’t negotiate anything.”  

Fact: If you are unhappy with the contract, you can ask for changes. Agreeing to a contract is a two-way process between you and the landlord/letting agent. You won’t know unless you ask.  

Myth 4: “It doesn’t matter where I search for a property.”
