Renters’ Rights Bill – expected soon
For students renting houses off-campus the Renter’s Rights Bill will “transform the experience of private renting”. It is expected to become law soon, and this could impact on students who are looking to rent houses for the 26/27 academic year. When the Act becomes law, any existing tenancies will be governed by the new rules. The expected changes include:
- Abolishing ‘fixed-term’ tenancies – all tenancies will be ‘periodic’, allowing tenants to give notice to end the tenancy if they choose.
- A new landlord ombudsman scheme to consider tenant complaints.
- Compulsory registration of landlords and their properties.
- Higher standards, including requiring landlords to address damp and mould within a specified time.
Safe and university approved accommodation
We advertise a wide range of privately owned off-campus student accommodation on the Loughborough Studentpad website.
All properties advertised on Studentpad have been inspected by Loughborough University's Student Accommodation Centre, making it the only website to find University approved accommodation in town.
On Studentpad, you can find accommodation options just a short walk from campus. Options range from individual rooms and shared houses for your friend group, to self-contained flats and large private halls. There's something to suit everyone.
Landlords advertising properties on Studentpad have been accredited by DASH Landlord Accreditation and meet the standards set in partnership with Charnwood Borough Council. This means that all properties available to rent on Studentpad are good and safe homes that comply with the latest legislations, providing you with peace of mind when renting your next home.
Living in private accommodation
There are two main types of private accommodation available in Loughborough, shared student houses and purpose built student accommodation (private halls). It's good to know the common traits of each accommodation type available. We've broken it down to help you make the choice that's right for you.
Renting a shared student house is generally cheaper than purpose built student accommodation, but often will not include bills for utilities and internet in your rent, so remember to factor this into your costs per week.

Finding the right property for you
Before you begin your property hunt, we recommend checking out the Student Advice and Support Service’s (SASS) information on guide to house hunting and viewing a property checklist.
Take time to consider all your options. Think about your requirements both as a group and as individuals in terms of things like who you want to live with, what you are looking for, money, travel and location.
#1 Think about who you really want to live with
- Think carefully about who you want to live with and who would make a good flatmate, as friendship groups can change a lot in your first year. Try to choose housemates with similar budgets and a similar approach to work, socialising and tidiness.
#2 Think about what you are looking for
- Be realistic about what you want and make a list of what is essential and what is desirable and use our ‘viewing a property checklist’ when you start viewing properties
#3 Think about location and travel
- It's a good idea to explore different areas around town to decide where you would like to live. Location and access to public transport make a difference in rental fees and your costs for the year.
#4 Do the maths - can you afford it?
- It's important to work out your budget. Work out your average spend on food, your commute into university and any other expenses you need to factor into your annual costs. Check out our budgeting
- Check how utilities and bills are handled — whether you are responsible for setting them up and paying them, or if they are included in your rent. Both options have pros and cons, so make sure you know what is expected. Review our utilities information before signing your contract
#5 Don't be pressured into making early decisions
- There is no need to hurry into making a decision. Make sure you are making the right decision for YOU before signing a contract and don’t feel pressurised by agents or your peers.
- REMEMBER, signing a contract too early can leave you sharing with people whose lifestyles and/or budgets may not align with yours, and if you sign a joint contract, you will be jointly liable for the rent – find out more by reviewing our ‘Contracts'
Once you have found a property, get your contract checked before signing
Before you sign anything, remember: a contract is legally and financially binding. Make sure you read your contract and understand your rights and responsibilities first. Review our ‘contracts’ information for a list of essential information to know before signing.
Contact the Student Advice and Support Service for a contract check to help you decide if it is suitable and to review any potentially unfair terms.
If there are no SASS appointments in the timeframe then you can ask the landlord/agent to hold the property while you seek advice. It’s completely reasonable to take time before signing.
