If you wish to advertise your properties with us, you must be accredited/or working towards accreditation by DASH Landlord Accreditation and provide us with your registration number. DASH is not appropriate for purpose built or private halls of residence, but accreditation with ANUK is accepted as an alternative.

This scheme accredits landlords rather than individual properties and is supported by Loughborough University, Charnwood Borough Council and other Local Authorities in the East Midlands region.

The properties of a Landlord accredited under the DASH Scheme will meet the minimum standards to provide a safe living environment. The premises will, for example, be in a good state of repair, meet relevant fire regulations, have appropriate gas and electrical safety certificates, and have study bedrooms of a specific standard.

You will be required to attend a one-day training course covering property management based on the ANUK/IDeA landlord development manual and the Housing Health and Safety Rating System (HHSRS). In addition, you are required to participate in a minimum of 10 hours continual professional development per year.

How do I register to advertise my property?

You’ll first need to create an account on the Studentpad control site.
During registration, you’ll be asked to accept Studentpad’s Terms and Conditions, then Loughborough University’s Terms and Conditions of Service.

 

Do I need to be accredited to advertise my property with Loughborough University?

Yes. To advertise, landlords must be accredited with the DASH Landlord Accreditation Scheme, or be working towards it. If DASH isn’t suitable for your property type, ANUK accreditation is accepted as an alternative. Accreditation helps ensure student housing meets required safety and management standards.

 

Is there a fee to advertise?

Yes. New landlords pay a one‑off inspection fee of £136.00 per property.
Additional advertising fees apply according to the University’s schedule of charges.

 

What information do I need to provide when setting up my landlord account?

You’ll need to enter:

  • Your full landlord details
  • Your DASH registration number
  • Your accreditation status
  • Contact details (you can set separate “standard” and “website” contacts)

 

What documents do I need to upload?

You must upload:

  • A valid Gas Safety Certificate
  • A valid Electrical Safety Certificate
  • At least one property photograph (you can upload several)

We encourage uploading certificates directly through Studentpad, but you can also email them to the Accommodation Centre.

 

What steps are involved when adding a property on Studentpad?

Studentpad will guide you through:

How long will my advert stay live on the website?

The advertising year runs from 1 November to 31 October, giving your property continuous exposure throughout the student rental cycle.

 

Can students see sustainability or accessibility features in my listing?

Yes. Students can filter listings by sustainable features and accessibility provision.
Including this information helps your property appear in targeted searches and appeal to students with specific needs.

 

Do I need an inspection before my advert goes live?

Yes. New landlords must arrange a property inspection.
Contact the Accommodation Centre after creating your listing to book it. The inspection fee is £136.00 per property.

You can contact the Student Accommodation Centre for support with registration, certificates, inspections, or changes to your listing.
