Individual Tenancy Agreement
This document is intended to be used to create a tenancy between a landlord and an individual tenant, not a joint tenancy. If you are in a group and you intend to each have a separate tenancy of your own room you should each complete and sign a separate tenancy agreement.
Joint Tenancy Agreement
Where there are a number of prospective tenants a landlord can offer the group a joint tenancy of the whole of the premises or s/he can offer each tenant a tenancy of their own separate room within the premises.
This document is intended to be used to create a joint tenancy. Joint tenants are usually ‘jointly and severally liable’ for the rent for the whole property, ie individually and as a group liable for the whole rent for the house. However, if the tenancy agreement provides otherwise, joint tenants can each be liable for their own rent but not the rent for the whole property.
This document can be used either to create joint and several liability for the whole rent for the property, or to create separate obligations to pay rent.
