Property photographs for advertisement
The website can display 6 photos and we would strongly recommend that you take full advantage of this. Please supply us with external and internal photographs by e-mail or on disk or memory stick.
Safety certificates
The dates of your gas and electricity safety inspections appear on your advertisement. Once these dates expire your advert will no longer appear on the website. It is your responsibility to provide us with copies of the current certificates in order for these dates to be updated. We will send e-mail reminders of when these certificates are due to expire.
Continuity of advertising
To avoid you receiving unnecessary telephone calls, your advertisement needs to be renewed at the end of every 2 month period. The 'drop off' dates every year are 31 January, 31 March, 31 May, 31 July and 30 September. If your property is still available at the end of the "drop off" period you must notify the Student Accommodation Centre, preferably by e-mail to findahouse@lboro.ac.uk at least 48 hours before to ensure your property continues to be advertised.
Assured shorthold tenancy agreements
We do receive a lot of requests from students to ‘check’ tenancy contracts that they have been asked to sign and we are concerned that some contracts we are seeing are a lot better prepared than others. We want to ensure that the best interests of both students and landlords are protected by the contracts being used.
The Student Accommodation Centre currently has Tenancy Contracts for our own properties that are regularly updated by our specialist housing solicitors. We are satisfied that our contracts meet the all of the legal requirements and ensure good management practise.
We have three separate agreements for the scenarios of:
- Joint tenancy including utility bills
- Joint tenancy excluding utility bills
- Room in shared house
You have the opportunity of purchasing a complete set of the three agreements. We can supply them as Microsoft Word document templates, together with advisory notes on how they can be completed for the sum of £42.00 including VAT.
